NAR Introduces New ‘Delayed Marketing Exempt Listings’ Option, But Keeps Clear Cooperation Policy Intact
The National Association of REALTORS® (NAR) today announced that it will not alter its existing Clear Cooperation Policy (CCP), but it is introducing a new category of listings aimed at providing sellers with more flexibility. The new policy, called “Multiple Listing Options for Sellers,” includes a “delayed marketing exempt listing” option, allowing sellers to delay marketing a property through Internet Data Exchange (IDX) and syndication for a specified period.
This change, effective today, March 25, 2025, will provide sellers with more choices in how they market their properties, while still ensuring that buyers have access to important listing information through MLS platforms. The delayed marketing exemption requires sellers’ informed consent through a signed disclosure, and local MLS systems will determine the appropriate delay period for their markets.
NAR President Kevin Sears emphasized that this new policy was developed with input from multiple industry stakeholders and aims to balance the needs of sellers, buyers, and real estate professionals. MLSs must implement these changes by September 30, 2025.
